Milton Keynes estate agent to offer one to one investment and management consultations

    MKFM caught up with the co-founder of Advance Property, a thriving and successful local estate agent and discussed their new concept of no commission sales and management policy.

    Local business Advance Property is launching a new service on the market that may boost your business confidence. 

    Advance Property is an award-winning estate agent which was founded in 2015, they have just launched their 'New Concept' which provides extensive services within the property industry, and includes no commission on sales and management of your property.

    Mohammed Choudhury LLB Hons, Co-Founder & Director of Advance Property spoke to MKFM about the company:

    How was Advance property founded?

    Mohammed Choudhury LLB Hons, Co-Founder & Director of Advance Property, told MKFM: "I graduated in Law and then studied extensively in business management and consultancy, worked as a business mentor, and then set up an independent business consultancy firm.

    "Back in 2015, I was acting as a business consultant as well as a director of a company called Good Response which is a branding and marketing company. I come from a policy and analytical background. Towards the end of 2014, I was reading an article in a newspaper about how high street estate agents are charging extortionate amount of fees for selling and managing properties. There was also an article called White paper consultation in the consultation paper, Government agencies were heavily criticizing the High street estate agents. I have taken a great interest in this and decided to ponder ideas as to how these criticisms can be overcome.

    "Consulted with the experts in this field and then came up with a policy offering landlords 12 months’ rent in advance and cutting the commission due to the agent. In addition, we introduced the policy of selling properties at a fixed price of £995 and not associated with a percentage. Now there has been further business policy development that is called the New Concept". 

    What makes Advance Property different from other estate agents?

    Mohammed tells MKFM, "Advance property has always stood on its ground of innovation and policy. It is only us and our policy that offers 'No commission sales and property management services. Our services also include 2D conversion design to enhance the chances to sell the property at the best value.

    "Imagine a landlord is getting a service and not paying a commission for the fully managed service including offering free maintenance. We can take away the unexpected and unauthorized maintenance invoices often sent by conventional agents and we carefully consider and tailor-make a package to the expectations of vendors and landlords".

    Why did you choose Milton Keynes?

    Mohammed tells MKFM, "I am a  Milton Keynes resident and I am very much in love with MK. If I am outside of Milton Keynes, I always tend to act as an advocate of our city. I would like the citizens of Milton Keynes to enjoy the benefit and financial rewards of our businesses policies".

    What are your ultimate goals as an Estate Agent?

    Mohammed tells MKFM, "We wish to thrive in what we do within our business, potentially looking at developing a business model that we can expand on, looking into different areas, where landlords and vendors can benefit".

    Does Advance property get involved in any charity work or have any events going on throughout 2023?

    Mohammed tells MKFM, "My main philosophy in life is built on good ethics and values. I strongly believe in giving back to the community.

    "I am the founder of the Bletchley Business Association and also a community and business community activist.

    "Advance Property is award-winning in what it does, we have been supporting local charities including the Westcroft Cricket Club, Great Get-Together Iftar, and other charitable causes. Throughout the years, we have been sponsoring the Milton Keynes Inspirational Awards and other community activities and causes such as African Diaspora, Black History Month, Nigerian Independence Day, and Alhamdulillah Foundation (which feeds the homeless in MK)."

    Do you have any nice sales stories you could tell us?

    Mohammed tells MKFM, "Come to think, of it, I will tell you one of many short stories.

    "Once we had tenants moving into one of our properties in Westcroft directly from America. As an agent, we have decided to welcome our tenants into homes with welcome packages which include banners and bouquets of flowers. This particular tenant who rented a property from us eventually purchased a property and before leaving was very impressed with our services praising our services as they had felt we had gone above and beyond.

    "I will also give you another example, one of our landlords had a property on the market for sale with Taylors with the asking price of £240,000, after not being able to sell the property we convinced the landlord to give us the exclusive rights to sell the property and immediately after putting it on the market we sold it for £268,000.

    "This was not because of the price hike but it was because of the marketing strategies that we had applied.

    "We aspire to go beyond the standards set by others and progress forward to raise the bar of excellence and our dedicated agents are keen to tailor-make packages for our landlords and vendors to the highest of expectations."
